Why a valuation tool attracts sellers, and not browsers

The objection comes up at every meeting: « These tools only bring people who want to know what their house is worth without selling it. » It is well founded, and it has an answer.

Let us start by agreeing with the objection. A valuation module that asks for an address and an email, then displays a number, does indeed produce many worthless contacts. The curious neighbour, the heir doing research, the agent from another agency running a test.

The problem is not the tool. It is what the tool asks, and what you do with the answer.

Four questions change everything

A funnel that qualifies asks, on top of the property's characteristics, four questions whose answers are worth more than the contact itself.

  • When are you thinking of selling? Three months, a year, no fixed plan.
  • What is behind the plan? Moving, inheritance, investment, plain curiosity.
  • What price do you hope for? The gap with the valuation says a great deal about the difficulty ahead.
  • Have you already contacted an agency?

Those four answers turn a list of contacts into a sorted list. An owner selling in three months because of a move, whose hoped-for price is realistic, is not the same file as a browser with no timeline.

Do not throw the browsers away

The mirror mistake is to delete everything that is not ripe. An owner making enquiries today with no plan may sell in eighteen months — and will sell with the agency whose name they kept.

That is exactly the role of an automatic follow-up sequence: three or four messages spread over several months, useful rather than commercial. Price movements in their municipality, a note on the energy certificate, a discreet reminder. Nobody spends time on it, and the contact is not lost.

Lead exclusivity

One point to watch when comparing solutions: ask whether the contact is exclusive to you. Some platforms resell the same owner to three agencies in the same area. You are then paying to enter a race where your competitor has the same starting line.

A module installed on your own domain, in your own branding, does not raise that question: the contact arrives with you because they were with you.
