Virtual home staging: what you can show in a listing
An empty room sells poorly in photos. A virtually furnished room sells better, as long as the buyer knows what is real. The line comes down to one simple rule.

Virtual home staging means furnishing and decorating a room in a photo, without touching the property. It helps buyers imagine how an empty or dated room could be used. It can also disappoint, if the viewing reveals a property very different from the listing.
What helps, what misleads
In Belgium, misleading advertising aimed at consumers is prohibited, and a property listing is advertising. Adding furniture to a photo misleads nobody if it is disclosed. Changing what gives the property its value does.
- Fine, with a notice: adding furniture and decoration, changing a wall colour.
- Avoid: removing a real defect, such as a crack, a damp patch or a meter.
- Avoid: changing the view, the surroundings or the perceived size of a room.
- Always: keep the original photo in the listing, next to the furnished version.
The rule we apply to every image
Every edited photo carries a visible notice, such as “Virtually staged”, in a corner of the image itself. That way the notice follows the photo wherever it is reused: property portals, social media, video. A notice placed only in the listing text disappears as soon as the photo circulates on its own.
Video and on-the-ground content
The same principle applies to video: a filmed viewing shows the property as it is, and generated or edited sequences are flagged. Content the agent films on site with a phone has the opposite advantage: it shows the property without artifice, which is what makes it credible.
Edited photos, videos and virtual home staging are part of our UGC, video and home staging service, with that transparency rule on every image.
Before ordering images
- Sharp original photos taken in daylight: virtual staging cannot rescue a blurry photo.
- The rooms to stage, and the intended use for each: study, child's bedroom, dining room.
- A style that suits the property and its likely buyers.
- The list of places where the images will be published, so the notice applies everywhere.
A good image does not stand out as an edit: it makes the room easy to read. If it gives the property a standing it does not have, it creates an expectation the viewing will disappoint, and the agency carries the responsibility.
Videos filmed by the agent have another advantage: they show a person. A seller hesitating between two agencies already sees who will come to their home, how that person talks about a property and what they notice. No edited photo conveys that. A short video filmed on site and published as it is often does more for trust than a perfect image, and the sound matters as much as the picture.
What a client says
« Merci à Klix Digital pour l’accompagnement dans la création de mon site Internet, le référencement de mon site web, et l’optimisation Google my business. Merci à toute l’équipe qui assure aussi mon marketing visuel » (Translated from French: “Thank you to Klix Digital for their support in building my website, its SEO and the Google My Business optimisation. Thanks to the whole team, who also handle my visual marketing.”)
What to remember
- Virtual home staging helps buyers picture a room, if it is disclosed.
- Adding furniture, yes; hiding a defect or changing the view, no.
- The notice goes on the image, not only in the text.
- The original photo stays in the listing.
