How to appear first when a seller searches « house valuation » in your municipality

Most agencies optimise their site for buyers. That is a profitability mistake: sellers are the ones who bring mandates, and their queries are far less contested.

Open a private browsing window and type « flat for sale » followed by the name of your municipality. You will see Immoweb, Immovlan, Zimmo, then a few large chains. You are not there, and you never will be: those portals have twenty years of history and millions of pages.

Now type « house valuation » followed by the same municipality. The landscape changes completely. Fewer portals, less competition, and often one or two local agencies that have understood something the others have not.

Two queries, two economies

A buyer looking for a flat browses fifteen listings, views three, and maybe buys. They do not belong to you: they belong to the property. If they buy through you, so much the better, but it was the property that brought them, not you.

An owner looking to value their house is in the opposite situation. They have not chosen an agency yet. They are not comparing properties, they are comparing people. And the first to give them a useful answer starts with a considerable lead.

What Google expects from a municipality page

The classic mistake is to create nineteen identical pages where only the name of the municipality changes. Google has recognised that pattern for years and treats it as what it is: a doorway page. The result is at best nothing, at worst a penalty for the whole site.

A municipality page that works contains what a template cannot produce. The median price observed in that municipality, with its source and its date. The dominant property type: in Woluwe-Saint-Pierre the median flat trades around € 382 500; in Koekelberg, around € 205 000. These are not two neighbouring markets, they are two different markets, and the content has to say so.

  • The price per m² actually observed, dated and sourced
  • The dominant housing stock: townhouses, apartment blocks, social housing
  • The selling times observed, if you measure them
  • What you have sold in that municipality, if you are free to say so
  • A frequent question specific to that area

The valuation funnel changes the nature of the contact

Ranking on the query is not enough. A visitor who reads your page and leaves without leaving anything behind is worth nothing. An online valuation module turns that visit into a file: property type, floor area, condition, timing, hoped-for price.

Those last four pieces of information are more valuable than the contact itself. They tell you whether the owner is selling in three months or in two years, and whether their hoped-for price is realistic. An agent who calls knowing that does not make the same call.

How long before it produces anything

Organic search works over several months. It is an asset that gets built, not a switch. An agency starting today will see its first positions move after two or three months on lightly contested municipal queries, longer on broad ones.
