Google Business Profile or website: what ranks your Brussels estate agency?

Two agencies, two equally good websites, two opposite rankings. The difference is not on the website: it is on the Google Business Profile.

“Our website looks better and says more than the agency across the street. So why do they show up before us on Google?” That is the question we hear most often at the start of an audit. The answer rarely lies in the website.

When a seller types “estate agency” followed by a municipality, Google first shows a map with three agencies, and that block is fed by Google Business Profiles, not by websites. Here is what Google itself says about that ranking, then what we measured on estate agencies in Brussels.

The essentials in four points

  • Google ranks local results on three criteria: relevance, distance and how well-known the business is. Website quality is not one of them as such.
  • Two agencies whose websites got the same score (56/100) ranked in opposite ways: the one ahead had four Google profiles and nearly 2,000 reviews.
  • An agency can be first on the map in its own municipality and missing from the regular results. Both measurements are true; they look at different things.
  • The website still matters: it turns the click on the profile into an enquiry.

What Google itself says about local ranking

Google describes three criteria for ranking businesses in local results: relevance (does the profile match what the person is looking for?), distance (how far is the business from the searcher or from the place searched?) and prominence, meaning how well-known the business is. Source: Google Business Profile Help, retrieved 31 October 2026.

On prominence, Google adds that it draws on how many websites link to the business and how many reviews it has, and that more reviews and positive ratings can help local ranking. None of the three criteria measures your website's speed, design or text length.

For an estate agency, this means: your Google profile must describe your business precisely, be located where people are looking for you, and show that clients talk about you.

What we measured: same website score, opposite results

In September 2026 we compared two Brussels estate agencies whose websites got the same score in our audit: 56/100 each. On paper, neither website had the edge.

In the search results the gap was clear: one of the two, a network of four branches, ranked far better on local searches in its area. What explained the lead was not on its website:

  • Google profiles: 4, one per branch.
  • Total Google reviews on those profiles: 1,952.
  • Monthly searches for the agency's name: about 5,400.
  • A dedicated page for each branch on the website, linked to its profile.

Only one of these rows is about the website: one page per branch, each linked to its profile. The website serves the profile, not the other way round. That is exactly the work of our Google My Business service.

First on the map, missing from Google: both are true

Another case: an agency in western Brussels. Between July and October 2026 we ran eight scans of its profile with Local Falcon, a tool that simulates the same search from a grid of points around the agency. For “estate agency” within a 4.4 km radius, the profile moved from 2nd to 1st place, and appeared in the top three on 57% of the grid points.

At the same time, in Google's regular results measured with DataForSEO, the agency only came 9th, and it was missing from the “property + municipality” searches of the seven neighbouring municipalities where it sells.

The two figures do not contradict each other. The first measures the map, seen from the neighbourhood. The second measures the list of links, seen without a precise location. A seller searching two streets from the agency sees the map. A seller in a neighbouring municipality mostly sees the list, and there the website needs a page for that municipality.

So is the website useless?

No, but it works at a different moment than people think. The Google profile wins the click; the website wins the contact. When a seller clicks “Website” on your profile, they should land on a page about their neighbourhood with a valuation offer, not on a generic home page.

The website also does three jobs the profile cannot:

  • Reaching municipalities where you have no address. A profile is tied to one address; to be found five kilometres from your office, you need a page for each municipality you target.
  • Strengthening the profile's relevance. The profile's link should point to that branch's page, showing the same name, address and phone number.
  • Converting. Valuation form, clickable phone number, stated response time: this is where the seller decides to call you.

Those municipality pages and the continuity between profile and website are what our real-estate SEO service is for.

Five checks to run on your profile this week

  • The address is visible and correct, identical to the one on your website and in your listings.
  • The primary category is “Real estate agency”, not a vaguer related category.
  • The name is the agency's real name, as on your shop front, with no added keywords.
  • The “Website” link goes to that branch's page, not to the home page.
  • Recent reviews come in every month, and you reply to them.

If any of these five points is off, start there: it is often a few minutes' fix, while a new website takes months.

What to remember

  • In a local search, Google looks at the profile first: relevance, distance, prominence.
  • Two equally good websites can rank in opposite ways; the difference lies in profiles and reviews.
  • The map and the regular results are measured separately; look at both before drawing conclusions.
  • The website reaches neighbouring municipalities and turns a visit into an appointment.
